Create and develop space plans and programs for the client by collecting information and translating it into a comprehensive real estate plan. Develop preliminary test fits using AutoCAD for space planning in accordance with established parameters and communicating design concept in 2D. Use 2D/3D software, AutoCAD, MS Excel and Microsoft PowerPoint and Adobe Photoshop, Adobe Illustrator, Adobe InDesign, Adobe Creative Suite at an advanced level and SketchUp to synthesize, analyze, and communicate space planning solutions, both conceptually and technically. Lead executive level visioning meetings/idea sessions, facilitate focus group discussions including establishing overall planning drivers and guiding toward consensus and future steps using applications like Connexus. Use visioning, program development, space use analysis, benchmarking, and knowledge of space planning principles, space standards, application of alternative workplace strategy to develop real estate solutions for clients. Work with clients on space programming using Earnest software, including conducting interviews with end users, establishing space requirements, conducting supply versus demand analysis, and developing stacking diagrams for organizational restacks based on workplace metrics. Work with clients' facilities and CAFM systems including CenterStone, Aperture or FM Space to track facilities data, growth and change over time to inform strategic planning and benchmarking for clients. Administer Occupancy Data collection studies including DIL, NOW, AWS, and Badge access. Perform building calculations by REBNY and BOMA standards to make better real estate decisions and for modeling space planning scenarios. Gather, compile, and analyze space assignment and utilization data in graphic and numeric format for campus and leased facilities for development of a variety of reports. Support marketing efforts and assist in closing sales, including preparing leave behind and qualification packages. Assemble boilerplate text and graphics; collect information on clients. Work on project assignments with multiple location teams. Assist in preparation of qualification packages and proposals, including project approach and definition of deliverables. Perform complex analysis tasks on projects and problem solving on projects (e.g. workplace observation surveys, functional relationship analysis, highest and best use studies, supply and demand, utilization analysis, cross over analysis, stacking & blocking, migration schedules, cost estimates and project schedules, site and zoning analysis, code analysis, organizational analysis, personnel forecast, space type analysis, density analysis, space inventory, efficiency ratios, capacity models, strategic master planning and facility benchmarks). Develop, prepare, and make project presentations to small client groups and client managers. Finish production of consulting deliverables using word processing, spreadsheet, and graphic applications. Present program, findings, or reports to HOK project teams in a clear and concise manner. Organize project files according to current HOK data management procedures. Participate in Long Distance Learning (LDL) programs.
